Utah Valley's climate creates a narrow window for concrete sealing. Seal too early in spring and the sealer won't cure properly. Seal too late in fall and you risk freezing temperatures before the sealer has fully bonded. Here's exactly when to schedule your concrete sealing for the best results.

The Ideal Sealing Window: April - May and September - October

Concrete sealers need air temperatures between 50F and 90F to cure properly. In Utah Valley, that gives you two ideal windows:

Spring (April - May): Temperatures are consistently above 50F during the day and overnight lows stay above freezing. The concrete has dried out from snowmelt and spring rain, giving the sealer a clean, dry surface to bond to. Sealing in spring protects your concrete through the harsh summer UV and prepares it for the following winter's freeze-thaw cycles.

Fall (September - October): Temperatures drop back into the ideal range after summer heat. The concrete is completely dry. Sealing in fall provides fresh protection heading into the winter when freeze-thaw damage does the most harm. This is the most popular time for concrete sealing in Utah Valley because homeowners see their concrete after a summer of UV exposure and want to protect it before winter hits.

Why Timing Matters in Utah

Utah Valley's extreme climate makes timing more critical than in most parts of the country:

Summer (June - August): You can seal concrete in summer, but temperatures above 90F cause sealers to dry too fast, potentially creating bubbles, streaks, or uneven coverage. If you must seal in summer, we schedule for early morning when the concrete surface is cooler. Direct sun on hot concrete is the enemy of a smooth finish.

Winter (November - March): Never seal concrete when temperatures will drop below 50F within 24 hours of application. The sealer won't cure properly and can turn white, peel, or fail entirely. Utah Valley's overnight lows frequently drop below freezing from November through March, making winter sealing risky.

Wet conditions: Concrete must be completely dry for at least 24-48 hours before sealing. Utah Valley's spring snowmelt and occasional summer thunderstorms can delay scheduling. We monitor weather forecasts and reschedule if rain is expected within 24 hours of application.

New Concrete: Wait 28 Days

If you just had new concrete poured, wait at least 28 days before sealing. Concrete needs a full cure cycle to reach its design strength and release excess moisture. Sealing too early traps moisture inside the concrete, which can cause the sealer to fail and the concrete to deteriorate from within.

For new driveways poured in spring or summer, the 28-day cure period usually lands you right in the ideal sealing window. For concrete poured in late fall, you may need to wait until the following spring to seal.

How Often Should You Reseal in Utah?

Penetrating sealers: Every 5-10 years. Do a water test - pour water on the surface. If it soaks in instead of beading up, it's time to reseal.

Acrylic sealers: Every 2-4 years for driveways (vehicle traffic wears them faster), every 3-5 years for patios and walkways.

Epoxy garage coatings: 10-15+ years before they need a refresh coat.

The bottom line: if you're reading this in September or October, now is the best time to seal. Call (801)876-1513 to get on the schedule before winter hits.
